1. Gas Safety Certificate (CP12)
Legal Requirement: Mandatory annually under the Gas Safety (Installation and Use) Regulations 1998.
Description: A Gas Safety Certificate – also known as a CP12 – is legally required for any UK rental property using gas appliances. Our qualified Gas Safe registered engineers inspect boilers, gas cookers, hobs, pipework and flues.

2. Electrical Safety Certificate (EICR – Electrical Installation Condition Report)
